Resin driveways in Thornaby

Resin-bound stone gives a seamless, porous finish that suits the open-plan fronts of Thornaby's 1960s and 1970s estates. The finish is only a thin layer, though, so the quality of the base decides how long it lasts.

In short

A resin-bound drive costs about £120 per m² on April 2026 UK averages, so around £3,600 for a 30m² drive in Thornaby. It is permeable, so it normally sits within permitted development for front gardens. It must go on a sound, porous base such as open-graded tarmac. Laying it over cracked concrete usually lets the cracks reappear, so old concrete drives are best broken out first.

Here is what goes into a resin drive and how to judge a quote.

Resin-bound, not resin-bonded

Resin-bound means the stones are mixed with resin and trowelled smooth, leaving tiny voids that let water drain through. Resin-bonded is a scatter of loose stone stuck onto a sealed layer; it is rougher and does not drain. For a drive you want resin-bound.

The build-up

Layer Purpose
Compacted sub-base Carries the load and spreads it into the ground
Porous base (open-graded tarmac or porous concrete) Gives a rigid, free-draining platform
Edging Holds the resin at the borders and gives a clean line
Resin-bound layer, about 18mm The finished surface you see

Over old concrete?

Many Thornaby homes built on the former airfield estates still have their original concrete drives. It is tempting to resin straight over them, but concrete moves at its joints and cracks, and those movements show through the resin. Unless the slab is sound and joint-free, breaking it out and laying a porous base is the better investment. See replacing an old concrete drive.

Choosing a blend

Most blends mix two or three stone colours. Warm golds and browns suit red brick; silvers and greys suit render and newer buff brick. A sample laid outside on a grey day shows the colour you will actually live with.

Under trees

Resin is a reasonable choice near trees because it is porous, but roots can still lift any surface. If there is a large tree near your boundary, especially around Bassleton, read trees and driveways before choosing.

Upkeep

Sweep regularly, wash a couple of times a year and clear leaves before they rot down into the surface. Oil drips should be cleaned up promptly.

Common questions

Does resin need planning permission?

Not normally, because it is permeable, unless an Article 4 Direction applies, as it can in parts of Thornaby Green.

Will it crack?

Not on a proper base. Cracks usually mean the base underneath has moved.

Can I drive on it straight away?

Allow it to cure first; installers usually advise waiting before parking on it.

Is UV-stable resin worth it?

Yes. Non-UV-stable resins can darken in sunlight over time.
